The annual gas service is a legal requirement for landlords to ensure gas boilers and fires are safe. Every year around 30 people die in the UK, with many others severely ill, from carbon monoxide poisoning caused by gas appliances and flues which have not been properly maintained. This unacceptable number of deaths would be even higher if it wasn't for the strict legislation in the UK. You can't see it, you can't taste it and you can't even smell it, but carbon monoxide can kill without warning in just a matter of hours. The service should last around 30 minutes and if you cannot give access personally then perhaps a friend or relative can.
Should you have difficulty allowing us access during the day we can make available early evening appointments during the week, 6.30pm being the latest appointment, or on a Saturday from 8.00am to 5.00pm.
If access for the gas service is still not provided then the Association will take the necessary action to gain access to the property. The association is currently revising our procedure on gaining access for gas services and a draft copy can be provided on request or accessed on our website for customer comments.
Gas Leaks
| 1. Turn off main gas supply. |
| 2. Put out cigarettes – DO NOT USE MATCHES or NAKED FLAMES |
| 3. DO NOT touch electrical switches for any reason, in case of spark. |
| 4. Open doors and windows to disperse gas. |
| 5. Check to see if a control tap has been left on accidentally, or if a pilot light has gone out. |
