Conditions of Your Agreement

Your tenancy agreement outlines your rights and responsibilities as a tenant of Cube Housing Association Ltd.

Upon signing the agreement you will become bound by the terms and conditions of this agreement.

Use of the House and the Common Parts in brief

In order to keep the area in which you live clean, tidy and an attractive place to live we ask that anyone becoming a tenant of the Association follows the instructions below ensuring that everyone has an equal share of responsibilities.  This also helps reduce conflict between neighbours.

Tenants must take their turn, along with all other tenants and owner-occupiers sharing the common parts, in keeping them clean and tidy.  If tenants share a common stair, they must also take their turn in regularly cleaning, washing and keeping tidy the common stair, its windows, banisters and any bin chute access.  If everyone cannot agree on the arrangements for doing this or they fail to do the work, we are entitled to decide exactly what they should do and when.  Before making our decision, we will consult with all residents concerned.  Our decision will be binding. 

If all residents do not do the work contained in this paragraph, we may do it ourselves and charge for it - tenants will have to pay for any work carried out by us in this regard. 

Tenants must comply with any local arrangements for the use and sharing of the common parts including drying greens and drying areas.  Tenants must also comply with any local rotas for the use and sharing of the common parts.  In cases of dispute between the users of the common areas, we are entitled to decide the arrangements and rotas for the use of, and sharing of, these areas.  Before making a decision, we will consult with all of the residents concerned.  Our decision will be binding.

No property belonging to tenants (or anyone residing with or visiting them) should be stored in any of the common areas except in areas set aside for storage.   This includes bicycles, motorcycles, prams, or similar property.  Tenants must not do anything which causes inconvenience or danger (through blocking access) to anyone using the common parts.

Tenants must dispose of all their household rubbish for collection in the designated areas provided by the Association.  Tenants must take reasonable care to see that their rubbish is properly bagged.  Rubbish containers should be returned to their normal storage places as soon as possible after the rubbish has been collected.  Tenants must comply with the local arrangements for the disposal of large items (such as large electrical items).  Bin chutes should only be used between the hours of 8am and 8pm.

Keeping of Pets

To ensure a clean and safe environment for all residents we ask that anyone keeping pets keeps them under control at all times and cleans up any mess they may leave.  We ask tenants to have respect for their neighbours and the environment.

Tenants have the right, subject to the conditions noted below, to keep one domestic pet.  Domestic pet means dog, cat, bird, fish or rodents (such as a hamster or gerbil).  If a tenant wishes to keep more than one domestic pet or any other animal or another type of animal, written permission must be requested from the Association; refer to paragraph 10.3 of your Tenancy Agreement on how to do this.

The conditions are:

  • That the pet is not prohibited by the Dangerous Dogs Act 1991, or by any other law.
  • That tenants are responsible for the behaviour of any pets owned by them, anyone living with them, or anyone visiting them.
  • That tenants take all reasonable steps to supervise and keep such pets under control.
  • That tenants take all reasonable steps to prevent such pets causing nuisance, annoyance or danger to their neighbours'.  This includes fouling or noise or smell from their domestic pet.
  • That tenants must take reasonable care to see that such pets do not foul or cause damage to the house, their neighbours property, or any property either belonging to the Association or that we are responsible for, such as the common parts.
  • That the Association will be entitled to require removal of the pet if causing nuisance or damage.
  • That tenants are responsible for cleaning up dog faeces.
